The waiting list at RNA House has reopened, giving New Yorkers the chance to purchase one- and two-bedroom apartments for well below market rate. Those who apply and are selected in the lottery will get the chance to purchase a one- or two-bedroom apartment for $31,420 or $39,888 respectively.
RNA House is located at 150-160 West 96th Street, less than two blocks from Central Park.
These apartments have monthly carrying costs between $500 and $970 a month. These fees are found in all co-ops and condos in NYC, including those that are market rate. The carrying costs pay for things like building maintenance, staff, and insurance.
Understanding Mitchell-Lama co-ops
These apartments at RNA House are inexpensive because the Mitchell-Lama program subsidizes rentals and co-ops for low- to middle-income families. The waitlists for these buildings often only open up once every few years. Waitlist lotteries are posted on the Mitchell-Lama Connect website.
These types of apartments have very strict resale rules, which allows them to remain affordable to New Yorkers.

You can apply to this lottery on the city’s Mitchell-Lama Connect website or by mail. The address to apply is in the photo below. If you apply online, you will need to set up a Mitchell-Lama account.

What happens after the lottery closes
This lottery will close on Oct. 16, 2024, at 11:59 p.m. Winners will be notified either online through their Mitchell-Lama account or by mail. If you are selected for the lottery, the co-op will then reach out to you for more information or send you an application.
Purchases are income restrictive, meaning if you get the chance to buy, your income must fall within a specific range. However, there are no restrictions on income once a person purchases and moves in.
The current income limits for one-bedrooms are between $20,000 and $174,750. The current income limits for the two-bedrooms are between $22,000 and $194,125.
