A lottery for studios and one-bedrooms in Woodside, Queens can give eligible New Yorkers a chance to buy co-ops at between $25K and $41K. 

The waiting list for Big Six Towers reopened earlier this month, and closes in a few days. New Yorkers who apply and are selected in the lottery will get a chance to purchase studio and one-bedroom apartments at well below market rates. Studios would cost between $25,516 and $30,680. One-bedrooms would cost between $35,843 and $41,006. 

Big Six Towers is located at 60-10 Queens Boulevard. 

These apartments have monthly carrying costs of between $739 and $1,165. The carrying costs pay for things like building maintenance, staff, and insurance. 

Understanding Mitchell-Lama co-ops

The apartments at Big Six Towers are inexpensive because the Mitchell-Lama program subsidizes rentals and co-ops for low- to middle-income families. The waitlists for these buildings only open up once every few years. Waitlist lotteries are posted on the Mitchell-Lama Connect website.

You can apply to this lottery on the city’s Mitchell-Lama Connect website or by mail. The address to apply is in the photo below. If you apply online, you must set up a Mitchell-Lama account.

What happens after the lottery closes

This lottery will close on Thursday, Oct. 24, 2024, at 11:59 p.m. Winners will be notified online through their Mitchell-Lama account or by mail. If you are selected for the lottery, the co-op will contact you for more information or send you an application. 

Purchases are income restrictive, meaning if you get the chance to buy, your income must fall within a specific range. However, there are no restrictions on income once a person purchases and moves in

The current income limits for the studios are between $29,560 and $174,750. The current income limits for the one-bedrooms are between $40,174 and $174,750.

    1. Mitchell-Lama Connect lists apartments within the five boroughs. If you sign up for an account and monitor the page, you can see when a waiting list opens up in Brooklyn.

    1. Unfortunately, many of these apartments don’t have photos online because these lists open up so rarely and they are not sold in the same way as traditional sales (bidding wars, a real estate agent, etc). Here is a link to the co-op’s website. You may be able to find more images there.

  1. Are you allowed to apply to different boroughs as well or it can only be one applicant in general per person?

    1. You’re allowed to apply to as many buildings as you would like. You don’t need to live in the borough that you are applying. You are also usually allowed to apply to multiple sized units as long as your household meets the occupancy standards). So for example, some lotteries in the same building are for studios and one-bedrooms. A person can apply to both. The only thing you are not allowed to do is send multiple applications for the same thing. For example, you can’t send two applications in for the studio.
