Looking for a below-market apartment in New York City? Check out these three affordable housing lotteries in the Bronx and Brooklyn for a wide range of income levels from about $37,000 to $140,000. One lottery in Hunts Point will place applicants on a waiting list for current and future vacancies, while the others offer units in newly constructed apartments with modern amenities.

Here’s what to know before the deadlines.

THE BRONX

HUNTS POINT

Applications close: Apr. 3

Eligible income: $37,041 – $140,000

Address: 720 Tiffany St.

Rent range:

$984 – $1,345 for a studio

$1,177 – $1,638 for a one-bedroom

$1,405 – $2,006 for a two-bedroom

This waiting list will lease a total of seven current and future vacancies at Peninsula 1B, which is near the 2, 5, 6 and C trains and multiple bus routes (Bx46, Bx19, Bx11, Bx27, Bx35, Bx6 and BX6-SBS). 

The building was developed through the Extremely Low and Low-Income Affordability (ELLA) program, which funds low-income multi-family rental projects where 80% of units are affordable for households earning up to 80% of the Area Median Income (AMI), at least 15% for formerly homeless New Yorkers, and up to 20% for moderate-income households. 

The building is near the Hunts Point Recreation Center and Produce Market, as well as Soundview and St. Mary’s Parks in either direction. 

Amenities include a community room with a kitchenette, an outdoor terrace, bike storage room, children’s playroom, laundry room and fitness room. The rent includes heat and hot water, but tenants are responsible for electricity.

WEST FARMS

Bronx Park South

Eligible income: $39,155 – $140,000

Address: 872 Bronx Park South

Rent range:

$1,031 – $1,274 for a studio

$1,300 – $2,211 for a one-bedroom

$1,543 – $2,636 for a two-bedroom

This lottery is for 53 affordable units at Bronx Park South, a new development across from the Bronx Zoo and New York Botanical Garden. The building is accessible by the 2 and 5 trains at West Farms Square and bus connections to Fordham Road and the Metro-North.

Amenities include free WIFI in common spaces, a community room and a card-operated laundry room. The building is smoke-free and has security cameras, bike storage lockers and an on-site resident manager. 

Apartments include a refrigerator and electric stove. No pets are allowed, except for service animals. The rent includes heat and hot water, but tenants are responsible for electricity, including the electric stove. 

Preference is given to New York City residents and special priority to residents of Bronx Community Board 6, city employees, veterans and applicants who need accessible units.

BROOKLYN

Rent range for all studios:

  • $940 – $963 (40% AMI)
  • $1,490 – $1,513 (60% AMI)
  • Up to $2,613 (100% AMI)

This lottery is open for studio apartments only at 400 Thatford Avenue in Brownsville. The building is accessible by the 3, 4 and L trains.

Only some apartments have in-unit washers and dryers, though all residents have access to a shared laundry room. Apartments also have high-end countertops, finishes and modern appliances. The smoke-free building offers bike storage lockers.

You’re also in luck if your family includes a small- or medium-sized furry member: Pets under 40 lbs. are allowed with a $300 one-time, refundable deposit. The rent includes heat and hot water, but tenants are responsible for electricity, including the electric stove. 

Preference is given to Brooklyn Community Board 16 residents, as well as city employees, veterans and applicants who need accessible units.
